Project Overview

In the multi-level residential development at Richardson Road, Mt. Albert, the client originally planned for extensive timber balconies. However, with timber requiring on-site construction and the added expense of scaffolding, Manson identified an opportunity to save the client significant labour costs while providing a more durable and aesthetically pleasing alternative using steel and aluminium. The original timber plan involved a labour-intensive process that could have stretched over several weeks. Instead, Manson proposed a streamlined solution: prefabricated steel and aluminium balconies, balustrades, and screens. The result was sleek, contemporary balcony structures that perfectly complemented the architectural vision of the townhouses.

The Solution: Prefabricated balconies for rapid installation

One of the main challenges of building timber balconies at height is the need for scaffolding, which adds considerable cost and time to the project. In the traditional method, scaffolding must be erected, the balcony frame built, and then balustrades and privacy screens installed. This process can take weeks, driving up labour costs.

Manson eliminated these costly steps by prefabricating the balconies off-site. This allowed us to install 12 balconies— spanning a total of 110 square meters and featuring 130 linear meters of balustrades—in just under three working days. And crucially, this was all done without the need for scaffolding.

Additionally, the project called for 60 square meters of privacy screens and four bespoke arbor entryways, which were designed and delivered by our in-house team.

By rethinking the traditional approach to balcony construction and leveraging prefabrication, we were able to save the client time and money while delivering a stunning final product.
