Project Overview

Jalcon Homes embarked on the construction of an 8-block apartment complex located at Hendon Avenue, Mount Albert. With a tight budget and demanding specifications, the project required careful planning and precision from all subcontractors. A key design feature was the architect’s unique V-design balustrades to complement the vertical lines of the buildings. In addition to the external balustrades, more traditional balustrades were also required for the walkways and staircases, featuring vertical aluminium battens. The installation challenge was made greater by the logistics of working with another steel supplier for the walkways and staircases, as well as the sheer scale of materials involved. The project would require 10 tonnes of aluminium extrusion and plate, resulting in 180 linear meters of balustrades, and 320 square meters of privacy screens. The steel work needed to have provisional fixing points to minimise the amount of on-site steel work and we would also have the safety considerations that come from working at height.

  • Collaborative Design: Manson’s in-house design team collaborated with the project architects from the start, ensuring their aesthetic vision for the balustrades and screens was technically feasible. Once final CAD drawings were received, Manson tailored their designs precisely to match the specifications of the walkways.
  • Efficient Installation: To minimise costs, Manson provided a platform truck for height work, eliminating the need for costly scaffolding.
  • Safety Considerations: Coordinating with structural steel fabricators responsible for producing the steel walkways and ensuring provisional fixing points were included to minimise on-site steel adjustments.

The project was completed on time, on spec, and on budget. The finished product features striking, non-traditional V-design balustrades that meet both aesthetic and functional requirements, seamlessly integrating into the architecture of the apartment complex. This outstanding multi-unit housing development sets a new standard for modern living through its innovative design and meticulous execution.
